Sounds like you better flip that house and get back to work!
I had a moment in time where I could have chosen real estate investment and I choose my business first because I can be more concerned about a paycheck and closing within 3-6 months or I can harness that energy into building and furthering my company. No, it's not easy. It's hard, but it's worth it.

If your dream is to "Save the World", what were you doing taking real estate classes?.
Trying to do what you think others will approve of is a dead end. There's too much free information ONLINE and in the world to go into hock for anything less than an MBA.
Stop using CCs to pay for life. Why pay interest on misery?
I'm on my third business. Never had credit cards, a loan or financing for any of it.
Maybe the biggest problem is this "quick flip" mindset the business world is inundated with.
Are you building an actual LEGACY or just something you can make "big money quickly" with?
The timelines are different.
Start connecting with others with similar ideas, let go of the belief it's supposed to be easy for YOU and see what's possible.
Flip a house. It's what you PAID to learn right?
Put that knowledge to use.
